To get the count to lower your assessed value you have to show them those comps & have them include those comps in their assessment.

I believe the property tax valuation is fair because they already included 2 of the 3 comps that are lower & because your assessment is lower than the community average.
You can also use a paid service to protest on your behalf with a company called Ownwell. There is no charge for them to file the protest but they will charge a percentage of whatever they can save you.
