My professional opinion

  

There is a range of home types in my analysis & they're all single story homes.
 
I did not find any 2 story comparable homes within the criteria given above but I believe that the recent improvements & the lot size will give this home an added value boost that will support the $350,000 asking price.
 
If we do not get any promising results within the first 2-3 weeks of the listing going live then I'm going to suggest that we reevaluate the pricing.
 
Promising results, to me, equals to showings, open house traffic, offers, buyer & agent feedback.
 
My goal is to let the cold & wet weather expected over the next 1-2 weeks to pass, then schedule a clean up of the exterior landscape so that I can have professional photos taken.
 
I expect to have the home listed & available for sale at the beginning or middle of March.
 
I believe that time frame will be a more ideal time to find the right buyer.
