2024 Analysis & Property Tax Info at 106 Trinity in Hutto

When it comes to considering your valuation from the county you have to keep in mind that the county will only consider comparable homes sold in 2024, which is the tax year they're basing their decision on.
Typically, the appraisal district will classify a comparable home that has sold within the same subdivision with a similar build year & square footage.
Williamson County has assigned a taxable value of $351,136.
I don't think you can protest that lower based on the comps I found but I still suggest that you file one anyway to see if they'll come down to the lowest comp @ $345,370 for 306 Sandy Creek because that home is the same floorplan as your home.
It doesn't cost you anything to protest & the worst thing that could happen is that they deny your protest.
The initial protest is done online where you'll tell them what you think the home is worth.
The county will either accept, deny or make an offer with a different amount.
If they deny your online protest or they counter with a number you're not OK with then you'll have to schedule a time to meet them in the office.

Protest Plan
You'll first need to go onto the WCAD website here: https://search.wcad.org/Property-Detail/PropertyQuickRefID/R602278/PartyQuickRefID/O0699539
It's best to do this on a computer.
Then you'll click on the "Protest Online" icon.
Then, you'll scroll down a little & click on the "Proceed to Online Appeal System" .
You'll need to log into your WCAD account or create one if you do not have one & then follow the prompts.
When it asks you what value you think the home is worth you can put in whatever number below $351,136 you feel is appropriate.
I suggest something around $345,000.
When it comes to all of the homes in your area, the average sold home price is $357,544 which is slightly higher than the valuation they gave for your home.

You can also utilize a paid service like Ownwell to protest on your behalf.
From my understanding, if they cannot get the amount lowered then you don't pay them anything.
