Professional Opinion & Recommendation:
 
I did something different with my analysis in the link above.
 
You'll find that I only included the property sub Type of an attached or 1/2 duplex style home in the 75230 zip code.
 
There is only 1 pending home @ 10510 Berry Knoll at $705,000. This home has a small back yard, is fully updated but slightly smaller in square footage. 
  
There are also 3 other homes that were available for sale when Orchid was listed but have now either expired or cancelled.
 
12608 Breckenridge was listed at $750,000 for 22 days then canceled on 7/12/2025. It's now available for lease at $4,500.
 
We've only had 1 private showing since my last update & the feedback was the same as before. Great location but the layout & features of the home doesn;t make sense at the current price.
 
We're working towards an $825,000 price with the planned reductions.
 
I have an open house planned for this Saturday 8/30 from 1-3.
