I suggest going for this home because it's everything you want. The monthly payment is a little higher than you wanted but it's OK to pay a little more to get exactly what you want. Over time you will be able to refinance at a lower rate anytime & remove PMI. SInce your plan is to rent out 1-2 rooms then your mortgage payment will be subsidized by the rental income.
