Professional Opinion & Recommendation:
 
I agree that the style of the home will only be ideal for a certain type of buyer.
 
The recurring feedback I've gotten is that the home is in a grate location but, the features & layout of the home is not agreeable to qualified buyers that have seen the home. It would cost them too much or too big of a project to take on. 
 
The good news is that there has been interest in the home at the current price & I do believe that we are in the range of where we need to be.
 
Because of that, I recommend that we start on a weekly $5,000 reduction strategy that is designed to stimulate the search websites to put your home in front of qualified buyers.
 
My initial recommended list price range was $775,000 - $825,000, which means it will take a couple of months of my above recommendation to reach this price range.
 
I believe that your home would sell within that range & within that price range, I estimate that you would net between $315,610 - $362,346.
